Useful hints for preparing the sale of your home:
Remember: There is no second chance at a first impression.

•  

Paint inside/outside and roof (if necessary).

•  

Keep to a neutral colour scheme.

•  

Remove stickers from walls and cupboards.

•  

Buyers become very wary at the sight of any cracks:
a. Repair all surface cracks.
b. Serious cracks must not be hidden but must be expertly repaired and disclosed to the purchaser in writing.

•  

Repair any damp problems expertly and disclose in writing to the purchaser.

•  

Ensure there are no roof leaks, as banks will hold back a retention on the bond thereby holding up the sale.

•  

Replace or paint shabby looking facias, gutters and downpipes.

•  

Steam clean carpets to give your home a fresh appeal.

•  

Ensure your lawn looks well maintained and is free of any animal deposits.

•  

Manicure garden, pavements, driveways and front and back yards.

•  

Remove all rubble from your garden.Repair / replace pot plant containers.

•  

Cut back creepers and overgrown shrubs which make your home look dark.

•  

Varnish patios and paths which have faded.Re-varnish or oil all woodwork inside / out.

•  

Check whether any doors/ gates / sliders / window frames require attention.

•  

Replace adhesive flooring / cracked tiles / peeling wallpaper / damaged surfaces.

•  

Clean / repair all cracked and broken windows.

•  

Remove all clutter from inside the house to create a feeling of space.

•  

Ensure all outbuildings are open for inspection on showdays.

•  

Replace globes and broken light fittings.

•  

Eradicate unpleasant odours / cooking / animals / aerosol.

•  

To create a homely ambience on showday - put either frozen bread / vanilla essence in the oven at a low temperature.

•  

Play soft background music.

•  

Replace leaking faucets / cisterns / cracked toilet seats / basins.

•  

Switch on fountains and water features / ensure pool is sparkling.

•  

For photographer / mid week appointment and showdays

•  

Place flower arrangements to brighten up the home.

•  

Do not leave pets, certain buyers have allergies / religious reasons / phobias.

•  

Clear away ladders / hose pipes / garden tools / toys / wheelbarrows / pool equipment etc., for showdays and also when the photographer is expected to take photos.

•  

Display patio furniture with cushions and umbrellas or pack away out of sight.
