At Wendy Machanik Properties once a deal is concluded we pride ourselves in doing everything possible to ensure the smooth finalization of the deal. It is to this end that the conveyancing department goes beyond the call of duty to ensure the clients complete satisfaction. Both the buyer and the seller receive all necessary documentation. We ensure that every deal is followed up at least 3 times a month.

The conveyancing procedure is as follows:

1. Instruction received from agent
2. Send off letters to purchaser, seller and existing
    bondholder and request a Deeds Office search
3. Draw transfer documents from the
    Deeds Office search
4. On bond grant, get both parties to sign and call for
    guarantees, and collect costs from the purchaser
5. Request guarantees
6. On receipt of guarantees, send one
    to existing bondholder
7. Cancel existing bond
8. Obtain Rates Clearance Certificate
9. Obtain bond cancellation figures
10. Lodge documents at Deeds Office
11. Final preparation for registration
12. Bond registered This process takes
      approximately 3-4 months from
      start-to-finish
